Geotechnical Report

Councils have geotechnical maps that indicate the potential risk of landslides in your area. If you are located within a geotechnical area, additional information such as a geotechnical report will need to accompany your application to council.


Engineering

An engineering report determines the physical integrity of your home or building. It will determine the strength, durability and safety of your build. Your engineering report will also determine what supports, loads and materials can be used whilst building.


Basix

Basix, or Building Sustainability Index, is a NSW Government planning tool that is used to calculate the dwellings energy and water scores based on a range of data, including size, location, design and fixtures. This index sets minimum targets that must be met in order for a Basix certificate to be generated.

Statement of Environmental Effects

A Statement of Environmental Effects details and explains all the likely environmental impacts of the proposed building or extension both during and after the development

Bush Fire Risk Assessment

The Bushfire Alert Level (BAL) is a report that assesses the bushfire risk elements to your build. Your level of bush fire risk affects your development - the higher the risk, the more protection you need. Your level of bush fire risk is affected by the area you live, the vegetation, the distance of vegetation from you home and your blocks slope.

Mine Subsidence

Mine subsidence is the movement of the ground following the extraction of coal. There are many contributing factors of mine subsidence. Subsidence can cause damage to buildings and other structures. You will need approval from Subsidence Advisory NSW prior to any building. The Subsidence Advisory NSW regulates development within mine subsidence districts to help protect homes and buildings from potential subsidence damage.

Water Board Stamping

Your new build or renovations need to be approved by the local water board to ensure there is no impact on their water or sewer assets.
